Riverfront Residences, upcoming new condominium located at Hougang Avenue 7, former Rio Casa Site, to be launched soon by Oxley-Lian Beng Venture (Consortium formed by KSH Development, Oxley Holdings, Lian Beng Group and Apricot Capital). The privatised HUDC estate, with a siite area of 36,811 sqm with a plot ratio of 2.8, has been sold for S$575 million to the joint venture company. The developer will have to pay a differential premium of $208 million to top up the lease and the development of the site to a gross plot ratio of 2.8x. This translates to an all-in land price of close to $706 psf.
